Mix the 6 Crust/Topping ingredients until crumbly. Press half of
mixture into bottom of 9x9 baking dish. Reserve the other half for
topping. Cover with sliced peaches.
Cook first 3 Syrup ingredients until thick and clear. Add vanilla.
Pour over peaches. Add rest of topping. Bake one hour in 350
degree oven.

Serve with Whipped Cream or Vanilla Bean ice cream.
